01

Context and responsibilities

The project converts a building into rental rooms for serviced apartment operation. The key question was how a six-room or eight-room layout would change the capital required, operating cash flow and projected return.

Responsibility 1

Financial model

  • Built the five-month construction budget and funding schedule.
  • Built the ten-year operating cash flow for each room configuration.
  • Calculated investment, NPV, IRR, payback and terminal value.
Responsibility 2

Build cost and contractor review

  • Reviewed structural-only and turnkey construction quotations.
  • Compiled a contractor shortlist and tracked construction and supervision quotes.
  • Followed up design, foundation, fire-safety and final-pricing questions.
Responsibility 3

Project readiness

  • Coordinated permit-related preparation and neighbour commitments.
  • Tracked design and contractor dependencies across 12 milestones.
  • Reviewed property-management software and operator options.

03

Construction budget and funding schedule

Six-room configuration, effective construction area of 367 m². The turnkey quotation was selected as the cost base.

The eight-room option adds 55 m² of finishing area and VND 363m to the construction package, for a total modelled investment of VND 4,199.1m.

Contractor and supervision sourcing

A shortlist of 20 contractors with published price ranges, extended to 34 firms tracked for construction and supervision quotations.

05

Project readiness tracking

A milestone and dependency tracker covering legal, design, construction, financial model and operations items, with a document register. Construction pricing depends on the permit and the final design, which in turn drive the model update.
